What the law in WA actually asks of you
Under the Residential Tenancies Act, the property has to be returned in a reasonable state of cleanliness, measured against the Property Condition Report you signed on the way in. That’s not the same as spotless: fair wear and tear isn’t yours to fix, and a landlord can’t demand a professional standard if the place wasn’t professionally cleaned before you moved in.
We say that plainly because it matters. Plenty of people pay for work they didn’t owe. What we do is meet the standard your agent inspects against, and give you an invoice that shows it.
Carpets and flea treatment
Most WA leases have a special condition requiring professional carpet cleaning, and a flea treatment if you’ve had a cat or dog — even if you’ve never seen a flea. The pet bond your landlord holds, up to $260, is set aside by law for exactly that. Flea treatment needs a licensed pest technician, so we don’t do it ourselves, but tell us and we’ll organise it for you alongside the clean.

Tell us within 72 hours and we’ll come back and redo it. What we can’t fix is damage or wear and tear — that’s a separate conversation with your agent, and one you may well win.
