Vacate cleaning in Perth, WA

Moving out and want the bond back? We clean to what your property manager actually inspects, not to a generic checklist written in another state.

Cleaning window tracks and glass during a vacate clean in Perth

What a vacate clean covers

Oven, racks and trays, range hood and filters, cooktop. Inside all cupboards and drawers. Shower screen, tiles and grout, and the toilets. Window tracks, sills and flyscreens. Built-in robes inside and out, skirtings, switches and door frames, marks on walls, light fittings within reach, and the floors throughout.

What the law in WA actually asks of you

Under the Residential Tenancies Act, the property has to be returned in a reasonable state of cleanliness, measured against the Property Condition Report you signed on the way in. That’s not the same as spotless: fair wear and tear isn’t yours to fix, and a landlord can’t demand a professional standard if the place wasn’t professionally cleaned before you moved in.

We say that plainly because it matters. Plenty of people pay for work they didn’t owe. What we do is meet the standard your agent inspects against, and give you an invoice that shows it.

Carpets and flea treatment

Most WA leases have a special condition requiring professional carpet cleaning, and a flea treatment if you’ve had a cat or dog, even if you’ve never seen a flea. The pet bond your landlord holds, up to $260, is set aside by law for exactly that. Flea treatment needs a licensed pest technician, so we don’t do it ourselves, but tell us and we’ll organise it for you alongside the clean.

What it costs

From $320 for a one-bedroom, priced on the property, not by the hour. Ovens, range hoods and shower screens are what push a vacate clean up, and they’re the three people forget to mention. See what changes the price.

Staying in the place and just want it kept on top of? That’s our regular house cleaning, charged by the hour.

What the agent actually checks

The inspection is measured against the Property Condition Report you signed when you moved in, the Form 1. You had seven days back then to mark anything that was already wrong and send a copy back. That report is the yardstick at the end, not the agent’s memory and not a checklist off the internet.

Once you hand the keys back, the agent has to do the final inspection and give you the outgoing report within 14 days of the tenancy ending. After that, either side can apply to the Bond Administrator to release the bond, and the other party has 14 days to agree or dispute it. Knowing those dates is worth more than most people realise, because a bond that nobody applies for just sits there.

What usually costs people their bond

The oven, first and always. The racks, the trays, the glass and the runners they slide on. After that come the range hood filters, the window tracks with the dust packed into the corners, the flyscreens, the marks on walls at hand height, and the shower screen where the soap has gone hard.

None of it is complicated. All of it takes time, and that is why a vacate clean runs longer than a regular one and gets priced on the property rather than by the hour.

When to book it

The day after the removalists, with the place empty. An empty property cleans properly, and the agent inspects it empty too, so there is no second round of touching up. If the keys go back on a Friday, book the Thursday.

Send the form as soon as you know your moving date. The end of the month is the busy stretch in Perth, because that is when most leases finish.

If the agent picks something up

Tell us within 72 hours and we’ll come back and redo it. What we can’t fix is damage or wear and tear. That’s a separate conversation with your agent, and one you may well win.

Questions we get asked

Is a vacate clean the same as a bond clean?

Same job, different names. In WA most people say vacate clean. In the eastern states they say bond clean or end of lease clean. If your agent has asked for any of those, this is it.

Do I need to be there?

No. Most people leave a key or a lockbox code, and we sort out access when we confirm the booking.

What does it cost?

It starts at $320 for a one-bedroom and it is priced on the property, not by the hour. The oven, the shower screen and how the place has been kept are what move it. Send us the address and what you have got, and we will give you a number before we start.

Do the carpets have to be done professionally?

Check your lease. Most WA leases carry a special condition that says yes, plus a flea treatment if you have had a pet. Flea treatment needs a licensed pest technician, so we organise it alongside the clean rather than doing it ourselves.

What if the agent picks something up?

Tell us within 72 hours and we come back and redo it. What we cannot fix is damage or wear and tear, and under the Act that is not yours to fix either.
